An EPC is  measure of how your property uses energy including the boiler, insulation and construction.  To produce an EPC our inspector will record the construction of the property including windows, walls and roof, the boiler type and configuration, the use of low energy lights and finally measure the size of the property.

From all this data an EPC is produced using standard software which gives a rating from A to G allowing a potential owner or tenant to see it's energy performance relative to other properties.  The EPC also gives suggestions on how to improve the use of energy in the property with indications of potential cost reductions such as increased insulation or fitting a more efficient boiler.
